In April 2024, the number of new listings showed a significant increase. In the Stillwater School District, listings jumped from 103 in April 2023 to 121 in April 2024. In the Hudson School District, they rose from 55 to 66 in the same period. Overall, total new listings increased by 18.35% since last year, and a notable 28.88% since March 2024.
Price Changes:
Across both districts, the average price was down from $494,675.50 in April 2023 to $461,433.50 in April 2024, marking a 7.20% decrease year over year. From March to April 2024 alone, prices dropped by 2.63%.
Average Days to Sell:
For those curious about how long it takes to sell, the average days on the market for both districts combined was 54 days in April 2024, with Stillwater slightly faster at 53 days and Hudson at 55 days.
